Condenser and Evaporator Coils for RTUs, even with Micro-Channel coils, can be quickly, safely, and economically restored.
Roof Top direct expansion package units have all the same issues as their Chilled Water cousins plus a few others. First of all, they all have two coils per unit. These coils work together to alter the state of the refrigerant from liquid to gas then back to liquid. If a complete phase change does not take place for either the liquid or gas side the unit will use more energy, provide less cooling, and damage very expensive components of the unit. The key to this is excellent thermal transfer and designed airflow of the evaporator and condenser coils.
The condenser coils for these units and larger air-cooled chillers are exposed to unfiltered outdoor air and weather conditions. They become extremely fouled with both organic and inorganic debris. The biofilms on these coils differ from the wet evaporator coils and can be more problematic to remove. Many newer units are now being manufactured with Micro-Channel coils. Traditional methods of coil cleaning will void the warranty of these types of coils.
